The Frantoio has six bedrooms of varying sizes and characters.

Bathed in natural light, our rooms are uniquely decorated each with a story to tell. There are four bedrooms with kingsize beds and two bedrooms with twin beds. Our bedrooms have beautiful Egyptian cotton bedding ensuring a peaceful night's sleep and en-suite bathrooms with copper rolltop baths, the fluffiest of towels, Davines shower products and The Face Planner skincare products. Our two larger suites have a private living space, providing a space to read, think and relax. All bedrooms have air conditioning.

Living Spaces

Every meticulous detail of The Frantoio has been designed to make our guests feel at home. The interiors have been carefully chosen to complement the historic building and yet are contemporary, chic and stylish. The villa is equipped with air-conditioning throughout, central heating, a roaring log burner for the colder months, a Sonos music system, Sky TV as well as strong WiFi throughout. There are several dining areas throughout the property to choose from.

ESTATE GARDENS & POOL

The Frantoio’s saltwater pool is perched on the hillside above the villa in the location of the original mill pond. The pool area is reached by a lavender-lined path from the main property or an original stone staircase from the Tuscan summer kitchen. Large sun loungers, sofas and armchairs surround the pool area and provide space to kick back and soak in the endless Tuscan views.

The summer kitchen is perfectly situated for the pool area and is an ideal place to enjoy a light lunch or to prepare light meals and drinks for the pool.

Our garden is a haven for local flora and fauna. There is a vegetable patch where we grow seasonal fruit and vegetables, a small vineyard and hundreds of organically managed olive trees. Each year, our olives are handpicked and pressed at the local press - our olive oil is available in the kitchen to be enjoyed throughout your stay and can be purchased and shipped home for you.

The Frantoio Villa Tuscan Summer Kitchen

DINING

The property has two large well equipped kitchens with doors leading onto dining terraces. Both have American style fridge freezers, dishwashers, hobs and high quality kitchen equipment. The main kitchen has two double steam Miele ovens, a Nespresso coffee machine, Bialetti Moka, an American filter coffee machine, Bialetti French coffee press, electric kettle and large toaster.

All store cupboard essentials are supplied. The main kitchen has been architecturally designed as a chefs ‘teaching kitchen’ with chestnut beams, handmade kitchen units and large table, a Carrara marble sink and a stainless steel work surface.

Guests will be looked after throughout their stay by our Property Manager who lives nearby. Private parking available for up to 6 cars. Please note estate roads are not suitable for vehicles with poor ground clearance.

Minimum Stay: 4 days*
*Shorter stays and alternative check in days may be available subject to the time of year and availability. Contact us for more information.
Damage Deposit: €1,500 returned within 10 days of departure.
Maximum Capacity: 14 with 2 on a sofa bed.
Pets: Small pets permitted with an additional charge of €150. Please contact us to arrange this.

Payment Terms: 30% due at time of booking and balance 6 weeks before arrival date.
Cancellation Policy: If you cancel 6 weeks prior to your arrival date, we will refund your 30% deposit. If you cancel on the date of 6 weeks before your arrival date, your 30% deposit will not be refundable. If you cancel within 6 weeks of your rental start date, 100% of your rental fee will be non-refundable.

The Villa is prefect for a family vacation.

Emma’s house is a true gem! It is comfortable and luxurious, with stunning views and a beautiful pool. Immaculately clean and perfectly appointed, it’s also much larger than it appears in the photos; we were a group of nine and there was space and privacy for all of us. Emma was easy to communicate with and provided us with excellent local recommendations. On our last night she arranged a chef’s dinner at the house which was outstanding. Her property manager Damian was also extremely helpful and a great resource. I was sorry to leave this very special house and hope to return!
